Situated at the corner of 44th and Zuni in the Sunnyside neighborhood of Denver, the development supports the growing transition of the area. 44Z is a mixed use project providing a community based retail and stylish for rent apartments appealing to the millennial generation.
The ground level retail strengthens the walk-ability of the neighborhood and supports the urban main street zoning. The massing supports the existing context by carving away from and respecting the smaller single family homes to the south. The materials are a blend of brick masonry, wood and light stucco drawing from the vernacular of the residential neighborhood conveyed in a modern aesthetic. The three story project includes a mix of one and two bedroom units over covered surfaced parking.
